Through my experience of serving some awesome clients, and selling everything from executive homes to starter homes - I've learned there are a few key aspects to what a Seller is looking for in the Realtor they hire to sell their home.  Of course professional, cutting edge marketing should be a part of any successful marketing plan, and is certainly a part of every listing I take on - but here I'm going to focus on more fundamentals, and those really boil down to 3 things:

1.  A Seller wants the highest "Net" possible - at the end of the day, after all fees, taxes, etc. are paid, you want the most money in your pocket.  I certainly understand that, and have plans and strategies that you'll be very satisfied with when all is said and done.  It is not neccessarily the best home that get's the best price, but rather the best "marketed" home, and the sale handled by a great negotiator.  It's always a good day to see my client smiling because they came out on top at the end of the deal.

2.  A Seller wants to be able to control the timeline - you need to be able to get the sale completed in a timely manner, so you can plan your next steps.  You need someone who knows how to price, market, and prepare well, to get you where you want to be, when you want to be there.  This is achieved with proper planning,  great marketing, and negotiating the right terms on an offer.  Executing a sale in a timely fashion is the hallmark of a well rounded, professional marketing plan.

3.  A Seller wants as little stress as possible.  You want a to hire a professional you can trust who can handle the details, the issues, the situations, the negotiations, so that you don't have to worry through the whole process.  I must say there is nothing quite so satisfying as having my clients say, "you just made it so easy";  and that is my goal for you.  I'll make it as simple and hassle free for you as possible.
